Summer is just around the corner, and you're looking to rent out your property for the season? No worries, your Welkeys concierge service is here to remind you of the key steps to get ready for summer rentals.
Stay informed on current legislation
First, you need to be up to date on current legislation and regulations. You first need to determine whether you are renting out your primary or secondary residence. You must also take into account the city where your property is located.
Indeed, for cities with more than 200,000 inhabitants or those in high-demand areas, you are required to register your furnished tourist accommodation with the town hall to obtain a registration number. This number must be included on all rental platforms, whether you are renting out a primary or secondary residence. Please note that you may need to file a change of use application if your property is a secondary residence in a city with more than 200,000 inhabitants.
Please note! Legislation varies by city and may differ from the guidelines above. Please check with your local town hall for more information. Our sales team is also at your disposal to answer any questions and provide you with appropriate advice.
Creating your listing
After speaking with our sales team and signing the contract, a date for a professional photo shoot of the apartment is scheduled. The goal? To showcase your property so it stands out on booking platforms. Beforehand, our cleaning team performs a deep clean to ensure your property looks its best in the photos and captures the hearts of travelers.
Once the photos are received, it's time for our listing manager to take over. Using the information you provided, the photos, and the property's location, our expert creates an attractive listing for travelers. Property type, amenities, neighborhood—everything is detailed as accurately as possible. Afterward, and within a maximum of 10 days after the shoot, your listing goes live!
Launch period and nightly rates
The final step before your property hits its cruising altitude is the launch period. Our revenue manager has the important task of setting rental prices. These are determined based on market rates, location, and property type. These rates will naturally fluctuate according to the season or local events to ensure fair pricing, optimal occupancy, and increased revenue for you.
To give your first bookings a boost, we intentionally lower your nightly rates during the launch period. The goal is to secure an initial booking quickly and improve your listing's ranking. Afterward, your rate will return to its standard price. There you go—you're all set to rent out your property this summer!
