It happens to every real estate investor at least once: your property has decided to take a vacation... from tenants. How can you take advantage of this vacancy period to give it a makeover on a budget and give it a real refresh? This will add value to your rental property, allow you to achieve better profitability, and attract respectful tenants. Thanks to Cécile Peyrot, an interior designer for 15 years, founder of Sympa chez Vous and a real estate investor, discover simple ideas and tips to implement to maximize the quality of your rental investment.
How can you make a great first impression at the entrance?
The entryway is the first encounter with your apartment. As a tenant, you would always be delighted to find a welcoming mirror, a few hooks for coats or umbrellas, and finally, a bench to lace up your shoes with storage space underneath. In my opinion, this is the basic kit for any self-respecting entryway.
Making the living room a must-have space where people want to stay

To enhance your living room, here are the essential points:
- Change or add cushions or a throw blanket. This is what creates that cozy feel. You can find them at places like Zara or H&M Home for a very low price.
- A rug is a great classic. It doesn't need to be thick and shaggy. Opt for thin materials, which are more affordable and can be replaced regularly.
- I often notice that walls are too neutral. Usually white with few frames on the walls—let's liven all that up! Avoid reproductions of master paintings, as people will suspect they are fakes. Choose timeless illustrations or photos, which you can display in XXL format, as a pair of medium-sized ones, or even several at different heights. Furthermore, life is better in color! Paint a single wall a bright color, perpendicular to the light—why not the one behind the sofa? The photos of your rental investment will get a real boost.
- Last point: lighting! It is highly recommended to choose an original pendant light to bring a quirky and atypical style that your tenants won't soon forget.
Transforming your kitchen into something special?
The kitchen backsplash is a real topic! Often neutral with white tiles, it's an opportunity to make it a real asset and make your kitchen sexy. So, dare to use flashy colors or patterns to catch the eye and grab attention. Technically, there are two possibilities: either remove the existing backsplash and replace it, or install new tiles over the original one.

Now, let's talk about storage! Often, kitchen cabinet doors get damaged or become outdated over time. Good news: it's possible to change them! This way, you keep the existing cabinet frames and install new doors. Technically, don't forget to check the hinge mounting heights to ensure they are compatible with the new doors.
Don't forget the cabinet handles. If your kitchen is in neutral colors, you can install unusual handles. They are easy and quick to change, and budget-friendly. They can really bring an unforgettable touch to your kitchen.
Finally, to avoid a bland atmosphere in your kitchen, dare to paint a wall in forest green or powder pink, for example. No need to paint all the walls. Just one to create contrast with the white. Your kitchen will thank you for making a real statement. And don't forget to use water-repellent paint!
How to create a cozy bedroom?
To ensure a "love at first sight" effect in the bedroom, bet everything on the headboard, which is too often overlooked. For a reasonable cost, you can, for example, paint the wall up to a height of about 3.6 feet (1.10 m) or apply wallpaper with original patterns. The trick to creating a more harmonious atmosphere is to add one or two very cozy, colorful chairs with a small round rug.
Finally, we don't think about it enough, but people like to see themselves full-length. So why not change one of the closet doors into a mirror door?

How to turn your bathroom into a fountain of youth?
Your poor white grout lines turn black over time! Did you know you could tint them? In color or dark gray; this easy and economical solution, which blends perfectly with solid-colored tiles, will create a striking contrast with the added advantage of wearing out less quickly than white grout.
To bring an alluring look to this bathroom, focus on the mirror and change it for a shape that is off the beaten path (square, rectangle). Opt for an oval shape, mount three of different sizes, or even use a barber's mirror. A surprising effect is guaranteed.

Wall sconces around the mirror can also be reimagined. Choose them in gold or colorful finishes to make looking in the mirror a more pleasant experience and charm your tenants.
Now you have plenty of tips in your pocket to ensure maximum appeal. Your property will thank you for this makeover, and your rental yield will get a boost, too!
