At Welkeys, we're starting the year with some great tips to help you list your Parisian apartment for short-term rental! In Paris, residential properties are protected, and converting your apartment into a short-term vacation rental must comply with certain conditions. After hours and hours of research, we have put together THE GUIDE to listing your apartment for seasonal rental! As soon as you rent out your Parisian home as a furnished short-term rental, it becomes a business activity, and you must take certain steps beforehand. That is why the first stage of our investigation was to find out exactly what the regulations say.
Rule number 1: primary residence or secondary home?
If you usually live in your apartment with your family and all your material interests are there, it is your primary residence. However, according to regulations, if the property you are renting out for short periods is your primary residence, you must pay the tourist tax, and you do not need to request prior authorization. However, be sure that your apartment is considered your primary residence.
In the event that your short-term rental is a secondary home, you must request authorization from the Paris City Hall before listing your apartment for stays of less than one year. To make this clearer, here is a quick example: ∙ If Ms. Welkeys owns her apartment and wishes to entrust her keys to one of our concierges, then rent it out during her vacation, she does not need authorization and can rent her apartment for less than 4 months of the year. ∙ If Mr. Bnb owns an apartment in the capital, but it is not his primary residence (even if he is an expat), he must request authorization from the Paris City Hall to be able to rent it by the night or by the week throughout the year or for part of the year.
Rule number 2: regularizing your situation.
To be able to start or continue offering seasonal rentals and be present on platforms like Airbnb, Abritel, or Booking, you must complete a certain number of procedures with the Paris City Hall.
☛ You must obtain an authorization for change of use with compensation, in other words, a commercial authorization. Note that the property offered as compensation must be located in the same district as your furnished tourist rental.
☛ You must file a declaration for a furnished tourist rental by downloading this online form and then sending it to: Mairie de Paris - Bureau de la protection des locaux d'habitation - 17 Boulevard Morland 75004 Paris.
☛ Declare your tourist tax online.

Rule number 3: knowing the penalties.
If you do not obtain authorization, you face a fine of €25,000 per property. Furthermore, if you do not regularize the status of your seasonal rental, you face a penalty of €1,000 per day and per square meter until your apartment is in compliance.
Rule number 4: choosing a Welkeys concierge
Once you have obtained your authorization from the City of Paris and your situation is in order, you are ready to list your apartment for rent! Once you have chosen your preferred platform, all that remains is to find a trusted concierge to help you manage your seasonal rental. Our Welkeys concierges will take care of everything, from welcoming your guests and handling check-outs to cleaning and managing your household linens.
