More and more of you are listing your property for short-term rental on the Airbnb platform, whether it is your primary or secondary residence. Today, the booking platform continues to show strong growth in all regions of France. This week, your Airbnb concierge service is taking a closer look at the Ile-de-France region. The French capital continues to prove that it is an attractive city for Airbnb travelers (it was the most visited city by Airbnb travelers in 2016). Its influence drives a national dynamic and symbolizes, if any proof were needed, the progress of Airbnb's presence in Paris and throughout France. Your Airbnb concierge service summarizes the annual report published by Airbnb for the Ile-de-France region. What is the average income for a host? What is the average length of stay for travelers? What is the growth in the suburbs compared to the city center? We answer all these questions, and many others, which are important if you are getting started with short-term rentals in Paris and want to optimize your income.
The supply in Ile-de-France
Today, it is possible to book an Airbnb listing in more than 880 municipalities in Ile-de-France. Of course, this includes cities like Versailles, Saint-Denis, Montrouge, Créteil, Vincennes, and Ivry. But thanks to the diversification of tourist accommodation options, it is now possible to rent in Villiers-Saint-Georges (in Seine-et-Marne) or even in Labeville (Val d'Oise). This is all the more remarkable given that more than 2/3 of these municipalities have no hotel offerings. Finally, note that growth is higher in the suburbs than in the city center. In total, this corresponds to 87,000 listings available in 2016, an increase of 72,000 in 4 years (a rise of more than 580%). On average, a property is booked for 35 days each year. Regarding the income generated, a host earns an average of €2,100 per year (a figure equivalent to the national level).
Demand in Ile-de-France
Over the past year, more than 2.2 million travelers chose Airbnb for their stay in Paris (a number to be put into perspective with the 190,000 travelers in 2012). The average number of guests per booking is 2.3 people, who stay in the accommodation for an average duration of 4.1 days. Satisfaction seems high, as 78% of travelers say they are likely to return to their Airbnb accommodation! What are the main motivations for travelers when choosing their accommodation? The primary reason is access to more amenities (93% of those surveyed), followed by the location of the property. The experience of living "like a local" is also an important criterion.
Major trends to anticipate
The first major change is undoubtedly that, since 2012, travelers have been visiting all the municipalities of Ile-de-France, without necessarily focusing only on Paris. This translates into a 20% growth in foot traffic for Paris, while municipalities like Fontainebleau (62%), Villejuif (88%), and Meaux (219%) are experiencing much higher growth. Another remarkable fact about the Ile-de-France region: travelers are more international than in other regions of France. Origin of travelers:
- 63% come from Europe (including 8% from the UK and 4% from Germany)
19% from North America
7% from Asia
6% from Latin America
4% from Australia
Among French travelers:
- 8% come from the Rhône-Alpes region
15% from Auvergne-Rhône-Alpes
24% from Ile-de-France
53% from other regions
The most visited days during 2016:
- June 10 & July 10, 2016: Euro football championship period
October 1: Nuit Blanche in Paris
January 1: New Year's Day

France is the world's leading tourist destination. Paris, Bordeaux, Lyon, Nice, or Lille... every year, millions of travelers explore all of France. If you are already part of the Airbnb community, know that you have made the right choice; all that remains is to optimize your listing to attract all these travelers!
