Airbnb travelers in France
In 2025, the Airbnb market in France continues its spectacular growth. According to a Deloitte study published in 2024, the economic impact of short-term rentals reached 43 billion euros in 2023, supporting more than 360,000 jobs across the country. Between 2018 and 2024, the number of nights booked on rental platforms more than doubled, reaching 192.4 million nights according to Eurostat. The platform's rise has allowed Welkeys to build a team of over 500 Airbnb concierges dedicated to managing your vacation rentals. Regarding traveler behavior, the average length of stay has increased and now reaches 4.2 to 4.6 nights per booking, with a clear increase in stays of more than 7 days (43% of bookings). Travelers mainly come from France, Europe, and the United States, with growth in international tourists.
Airbnb hosts in France
Where there are travelers, there are hosts. And for your part, more and more of you are opening the doors of your vacation rentals to Airbnb travelers. According to 2024-2025 data, Airbnb is present in 81% of French municipalities (nearly 29,000 towns), with an average of 1.31 million active listings each month in France. Paris remains a stronghold with approximately 84,000 to 90,000 active listings, positioning it as the world's leading metropolis in terms of Airbnb accommodations. In terms of income, the figures have evolved significantly: the average annual income for a host in France is now €11,200 in 2025, with an average nightly rate of €118. In Paris, owners can expect an average monthly income of €3,272.
However, when focusing on the top-performing cities on Airbnb, these figures can be significantly higher. In Paris, with an average occupancy rate of 75% to 80%, owners can generate average monthly incomes of €3,272. It is important to note that in 2025, regulations have tightened: renting a primary residence is now limited to 90 days per year (down from 120 days previously) in several major cities including Paris, Lyon, and Marseille, following the Le Meur law of November 2024. This measure aims to preserve the housing stock intended for residents (still hesitant to get started with short-term rentals?).

The top 8 French Airbnb cities
By comparing data provided by AirDNA, Lodgify, and other specialized sources, we have analyzed the 2024-2025 performance of French cities. Here is the ranking of the 8 most profitable and active cities on Airbnb:
#1 PARIS: Unsurprisingly, the capital retains the top spot. With nearly 48 million visitors in 2024 and approximately 84,000 to 90,000 active listings, Paris shows an average monthly income of €3,272 and an occupancy rate of 63% to 75%. Be careful, however: since January 2025, renting a primary residence is limited to 90 days per year.
#2 NICE: The pearl of the French Riviera climbs to second place with an occupancy rate of 71%, the highest in France, and an average monthly income of €2,351. Nice combines tourist appeal with exceptional rental yields.
#3 BORDEAUX: The City of Wine occupies third place with an occupancy rate of 64% and an average monthly income of €1,761. The city benefits from constant appeal thanks to its heritage and strategic geographical position.
#4 LYON: The capital of the Gauls shows an occupancy rate of 63% with an average monthly income of €1,509. As the second cultural city of France, Lyon particularly attracts business tourism, which accounted for 63% of visitors in 2022.
#5 BIARRITZ: The Basque seaside resort stands out with an occupancy rate of 64% and an excellent monthly income of €2,374, taking advantage of its strong summer seasonality.
#6 ANNECY: The Venice of the Alps charms with an occupancy rate of 63% and a monthly income of €1,992, benefiting from tourist appeal throughout the year.
#7 TOULOUSE: The Pink City maintains its position with an occupancy rate of 63% and an average monthly income of €1,030, supported by its economic and university dynamism.
#8 MARSEILLE: The Phocaean city, with its many districts and diversity of offerings, remains a popular destination. Note that Marseille has also adopted the 90-day limit for primary residences since the beginning of 2025.
France maintains its position as the world's leading tourist destination, welcoming more than 75 million annual visitors. Paris, Bordeaux, Lyon, Nice, Marseille, Biarritz, or Annecy... every year, millions of travelers discover the riches of France. In 2025, the short-term rental market continues its growth, driven by constantly increasing host incomes, but also framed by stricter regulations aimed at preserving the balance between tourist supply and residential housing.
