Essential services for a high-performing Airbnb concierge

In the world of short-term rentals, providing quality accommodation is just as important as offering exceptional customer service. To meet the needs of both owners and travelers, companies specializing in Airbnb management and guest hosting have emerged. Among them, Welkeys stands out as a leader in Airbnb concierge services. In this article, we present the essential services to consider when choosing an Airbnb concierge company.

‍

Creating and managing attractive listings

To maximize your rental income and attract the best guests, it is crucial to create eye-catching and well-presented listings on Airbnb. A professional concierge service like Welkeys will handle these aspects by helping you:

Write a detailed and attractive description of your property (highlighting its key features)
Take and select high-quality photos that showcase your property
Optimize your rates based on demand, seasonality, and local events
‍

Guest communication: welcoming, listening, and availability

The way you communicate with your guests can greatly influence their overall satisfaction. A concierge company must therefore be able to ensure:

Quick and personalized responses to guest inquiries
A warm welcome for guests upon arrival (including key handover, property tour, etc.)
Availability to answer questions during the stay and resolve any issues
A seamless checkout process for guests (collecting keys, checking the property's condition, etc.)

Maintaining cleanliness and hygiene standards

A clean and well-maintained property is essential for guest satisfaction and the success of your rental. A company specializing in Airbnb concierge services must be able to guarantee:

Professional-quality cleaning services after every stay
Provision of clean, hotel-quality bed linens and towels
Compliance with current health standards (particularly regarding disinfection)

Managing bookings and payments

To optimize your rental income and minimize payment delays or cancellations, the services of an Airbnb concierge like Welkeys can be invaluable. They will handle tasks such as:

Managing the availability calendar (to avoid double bookings)
Vetting guest quality (by checking their profiles, reviews, and IDs)
Sending payment reminders and tracking financial transactions
Managing cancellations and finding replacement guests in case of withdrawal

Compliance with local legal and tax regulations

To avoid any risk of litigation or penalties, a concierge service specializing in short-term rentals must ensure that:

Your property complies with current urban planning, safety, and co-ownership rules.
Necessary declarations to public authorities are made (particularly regarding tourist taxes).
The conditions applicable to your rental (minimum stay, check-in/check-out times, etc.) are clearly stated in the listing and respected by guests.

Additional services to maximize your profitability and guest satisfaction

While not strictly essential, certain complementary services offered by companies like Welkeys can be a real asset in helping you stand out from the competition and build guest loyalty:

Creating and updating a personalized neighborhood guide (with tips and local favorites)
The option to provide additional amenities (such as a crib, mobile Wi-Fi, etc.)
Connecting with local partners to offer exclusive experiences and discounts to travelers.

By using a professional Airbnb concierge service like Welkeys, you benefit from a comprehensive range of essential services to ensure the success of your rental and simplify your daily life. Thanks to their expertise and commitment to service, these companies help you maximize your rental income while guaranteeing an unforgettable experience for your guests.
