Do you own a property for rent in the beautiful city of Marseille? It’s time to get up to speed on the regulations currently in effect in the Phocaean City! A major change is coming this October: a registration number is now mandatory. Your Airbnb concierge service, Welkeys, is here to help you make sense of it all.

‍

What is a registration number?

In real estate rentals, a registration number is a thirteen-character string divided into three distinct groups, assigned to a property offered for rent upon its declaration to the city hall. It consists of a five-digit code corresponding to the property's geographic location, a unique six-digit identifier, and a two-character alphanumeric control key.

‍

While not automatic, this number is mandatory in high-demand areas and in municipalities that have implemented this procedure. Once obtained, the number must appear in its entirety in your vacation rental listing. Failure to comply may lead booking platforms (Airbnb, Booking.com, etc.) to penalize the host by deactivating their listing. Obtaining it is simple: the process is now handled entirely online.

‍

What about Marseille?

Although it was not previously required, obtaining a registration number will be mandatory in the city of Marseille starting October 1st for the following cases:

‍

  • primary residences rented in whole or in part (limited to 120 days per year)
  • secondary residences offered for seasonal rental
  • furnished tourist accommodations / gîtes
  • commercial premises

This requirement applies to any rental to transient guests who do not use the property as their primary residence.

‍

We encourage you to take the necessary steps to ensure compliance as soon as possible. All procedures and specific cases are outlined on the city's website. Are you already using our services to manage your property? Once you receive your registration number, please send it along with your receipt to your Listing Manager.
