Many of you ask us how to price your short-term rental to optimize both your income and your occupancy rate. It’s no small task, knowing how important it is to consider local market rates, seasonality, and major events with high tourism potential. To help you get a better idea, Welkeys has put together several infographics on France's largest cities.
Paris
We start with the French capital, Europe's top tourist destination, which continues to enjoy unparalleled appeal. Despite significant disparities between districts (the average price for a stay in the 18th arrondissement is nearly half that of the 11th), listing your property for short-term rental remains a great idea, with demand reaching 240,000 travelers in 2016.

Lyon
The "Capital of the Gauls" remains another safe bet for short-term rentals. The comparison between short-term and long-term rental income is particularly telling, showing that a short-term rental generates twice as much as a long-term one. Despite an average income lower than the national average, strong demand helps boost an ever-growing supply.

Marseille
The "Phocaean City" continues to make steady progress in short-term rentals. We see greater price consistency across districts compared to Paris. It is also worth noting that the southern neighborhoods offer higher returns. The comparison between short-term and long-term rental income also heavily favors short-term rentals (by about double).

Bordeaux
The "Sleeping Beauty" continues to attract more and more travelers. Despite a relatively lower number of travelers compared to other major cities, Bordeaux stands out in terms of income. With an expected average income of €2,100, hosts get a nice boost. The short-term vs. long-term comparison shows a significant difference in favor of short-term rentals—one of the largest gaps observed among major cities.

Nice
Nice is a very interesting case, as it features one of the largest income gaps between short-term and long-term rentals. This is reflected in the average income, which is well above the national average. Coupled with ever-increasing demand, it is more than worthwhile to get started with short-term rentals today.

Toulouse
The "Pink City" is making great strides in short-term rentals. Whether in terms of demand or income generated, 2016 was a landmark year that marked an acceleration in activity. The high level of consistency between different neighborhoods makes choosing and optimizing your price much easier.
