In April 2017, the publication of what is known as the "Airbnb Decree" allowed cities with more than 200,000 inhabitants to require short-term rental owners to register with their City Hall. Like Paris, Bordeaux, and Lyon, the city of Nice has decided to implement this decree. How do you declare your vacation rental? When must you pay the tourist tax? Your Airbnb concierge service explains everything!
Do I need to register my vacation rental with the city hall?
Whether it is your primary or secondary residence, you are required to register your short-term rental with the Nice City Hall. To assist you with the process, the city has set up an online registration platform that allows you to register your property directly. Simply create your host account on the Nice tourist tax website and follow the instructions.
How do I get my registration number for my short-term rental in Nice?
Nice is one of the French cities with more than 200,000 inhabitants that has voted for a mandatory registration number on all short-term rental listings. You must therefore strictly include your registration number on all your online listings (Airbnb, Booking.com, Abritel, Wimdu, TripAdvisor, etc.) or provide it to your Airbnb concierge service so they can rent your property legally. You will receive your registration number as soon as you add your vacation rental to your host account on the Nice tourist tax website, under the section "My rental properties".
Do I need to request authorization for a change of use?
You only need to request authorization for a change of use if it is your secondary residence. When you rent out a secondary residence, its status changes from residential housing to accommodation for transient guests. To obtain your authorization for a change of use, you must complete the form available on the Nice city website and send it to the city hall at the following address: Mairie de Nice/ Direction des autorisations d’urbanismes et des Permis de construire 5-7 Place du Général de Gaulle 06000 NICE
Note: You do not need to obtain authorization for a change of use for your primary residence; however, you cannot rent out your primary residence for more than 120 days per year.
How do I pay the tourist tax in Nice?
As in all cities in France, you are required to pay the tourist tax. With nearly 5 million tourists per year and an ideal geographical location, the city of Nice is particularly popular during the summer season, which is why the municipality has decided to apply two rates adapted to seasonality:
- High Season (April 1 to September 30): €0.75
- Low Season (October 1 to March 31): €0.65
The declaration and payment of your tourist tax depend on the platform where your listing is published:
- Airbnb, Abritel, Homelidays, and Homeaway collect the tourist tax directly and handle remitting it to the city; however, you must still declare the number of travelers and nights rented to ensure accurate tracking of payments.
- Other booking platforms like Booking.com or the Club Welkeys have not yet automated collection, so you must file your declaration and pay directly to your city hall.
