Whether you are an owner, a tenant, or an occupant of a property, you must have home insurance. Welkeys and its partner Devenez Proprio help you better understand how home insurance works.

‍

What home insurance is needed for short-term rentals?

‍

When you have just acquired a property, the question of home insurance is the most recurring one, and very often you do not have all the necessary information before signing up. Before putting your property up for seasonal rental, you must of course be aware of the regulations in force concerning the rental of your furnished short-term property.

‍

Then, before leaving your keys to our Welkeys concierges to welcome your guests and clean your Airbnb between each stay, we advise you to take out home insurance. Once again, dozens of solutions are available to you. That is why, in this article, we have decided to help you better understand home insurance by answering the three questions you ask us most often. First of all, whether you are an owner, tenant, or occupant, home insurance protects you in different ways.

‍

As an owner, you are not legally required to insure your home. In practice, taking out home insurance is recommended or even mandatory in order to be covered in the event of damage to a third party (civil liability coverage). When you rent out your property, it allows you to cover damages that your tenant may suffer (e.g., defects in the rented building). This coverage is not mandatory but is highly recommended.

‍

As an owner, tenant, occupant, or otherwise, there is the recourse for neighbors and third parties coverage. This coverage allows you to protect yourself against risks you may cause to third parties.

‍

What are the mandatory coverages in a home insurance contract?

‍

Every home insurance contract must contain at least:

‍

  • Coverage against fires, floods, or even storms. Water damage coverage: this coverage covers damage caused by a leak or water infiltration. Natural disaster coverage compensates the insured as soon as a ministerial decree recognizes the state of natural disaster. Civil liability covers the insured and their household if damage is caused to a third party.

How is the home insurance rate calculated?

Several criteria are taken into account:

‍

  • The living area or the number of rooms. The specific features of the property: swimming pool, veranda, alarm, fireplace, outbuildings. The status of the occupant: owner, tenant, non-occupying owner, or condominium. The value of personal property (the value of the items present). Its geographical area.

Can I change my home insurance?

Since the 2014 Hamon Law on consumer affairs, you have the option to cancel your home insurance contract, without fees or penalties, at any time. There is only one condition, however: this cancellation can only be done after a one-year period has expired from the date of the initial subscription.

‍

Now that you understand everything about home insurance, you can entrust us with the management of your seasonal rental with complete peace of mind thanks to Welkeys Premium and its turnkey offer! In addition, our partner, insurance broker Le-Partenaire.fr, offers you a home insurance contract with savings of up to 25%!
