On Airbnb, the word "essential" can be confusing. A host searching for "Airbnb essential amenities" will find lists that mix three very different things: what the platform recommends, what French law requires for furnished rentals, and the new rules introduced by the Le Meur law. The result: many owners worry about a missing towel while overlooking a €5,000 fine. This guide clears things up and provides a clear checklist for equipping your vacation rental in 2026.

Airbnb "Essential Amenities": Three Realities Not to Confuse

Demand remains strong. France welcomed 102 million international visitors in 2025, generating €77.5 billion in revenue—a historic record according to the Ministry of the Economy and Atout France. The country has 179,400 classified furnished tourist accommodations, totaling 878,600 beds, according to ADN Tourisme (data from the General Directorate for Enterprise). In this mature market, a poorly equipped property stands out quickly: travelers compare several listings before booking.

However, "essential" covers three distinct levels that no list takes the time to separate:

  1. The recommendations from the Airbnb booking platform, the famous "essential amenities." Legal requirements for a property to be considered a furnished rental under the law (ALUR decree), plus safety requirements (smoke detectors). Recent obligations from the Le Meur law (Energy Performance Certificate, town hall registration).

Important note: Airbnb does not "impose" its list. Its Help Center states that it "encourages" these amenities. The real obligations—those that can lead to a fine or the deactivation of a listing—come from French law, not the platform.

The 5 Essential Amenities Recommended by Airbnb

Airbnb defines five basic products to provide in every property (source: Airbnb Help Center):

  • toilet paper; hand and body soap; one towel per guest; one pillow per guest; bed linens for each bed.

These five products make up the "Essentials" category that you check off in your listing and that travelers can filter for in their searches. None are legally required to publish a listing, but their absence almost always leads to negative reviews that hurt your visibility.

For short stays, these basic products should be replenished for each arrival. A common rule among hosts is to provide one roll of toilet paper for approximately every two nights per person, plus a visible backup supply. As for hygiene products (shampoo, shower gel), nothing is required, but thoughtful starter kits significantly improve the guest experience, especially for those arriving late when shops are closed.

Sheets, Towels, and Linens: Should You Provide Them (and Should Guests Bring Them)?

This is the most frequently asked question, and the answer contradicts the intuition of many travelers.

Should you bring your own sheets to an Airbnb? No. Providing clean sheets, pillowcases, and bath towels is the host's responsibility, not the guest's. International travelers (from Japan, Australia, or the United States) do not carry their own linens: weight, volume, and hygiene concerns discourage them, especially when they are staying in multiple accommodations. A property offered without sheets forces travelers to sleep directly on the duvet: this is a classic reason for a negative review.

Should you wash the sheets between stays? Yes. Bed linens and towels must be freshly laundered for every arrival. Providing impeccable sheets and towels is part of the cleanliness standard that travelers compare to hotel quality.

Then there are the practical trade-offs. Disposable Airbnb sheets exist but are poorly suited for a rental aiming for comfort. The real issue is Airbnb linen management: rotation, washing, ironing, and maintaining a backup stock quickly become time-consuming, especially between back-to-back bookings. Using an Airbnb linen rental service helps smooth out this cost and ensures consistent linens from one stay to the next, without having to tie up multiple sets in your closets.

‍

The Amenities Actually Required by French Law

This is the first true level of obligation. To be rented as a furnished property, a dwelling must contain eleven pieces of furniture established by Decree No. 2015-981 of July 31, 2015, issued under the ALUR law (sources: Légifrance and service-public.fr):

  1. bedding including a duvet or blanket; window blackout devices in bedrooms (shutters, blinds, or curtains); stovetop; oven or microwave; refrigerator and freezer or a compartment allowing a temperature of ≤ −6 °C; tableware necessary for meals; kitchen utensils; table and chairs; storage shelves; lighting; household cleaning equipment suitable for the property.

This list of amenities structures the property's layout. According to service-public.fr, the absence of even one of these items can lead to the lease being reclassified as an unfurnished rental, with tax consequences for a non-professional furnished lessor (LMNP). Good to know: a washing machine is not included in the decree. It is therefore not mandatory, but it becomes almost essential for short-term rentals once stays exceed a few nights.

‍

‍

‍

Housing safety: smoke detector, first aid kit, fire extinguisher

The second true level of obligation concerns safety. Since Law No. 2010-238 of March 9, 2010 (known as the Morange Law), every residential property must be equipped with at least one smoke detector, effective no later than March 8, 2015. The device must bear the CE mark, meet the NF EN 14604 standard, and emit a signal of at least 85 dB. Ionization models are prohibited.

A useful detail for hosts: according to service-public.fr, for furnished and seasonal rentals, it is the owner who must install and verify that the smoke detector is in good working order. Maintenance is not the responsibility of the visiting guest. A carbon monoxide detector is strongly recommended if there is a combustion appliance (gas boiler, stove, fireplace).

The rest is a matter of good practice rather than obligation. An accessible first aid kit provides peace of mind and adds value to your listing. A fire extinguisher is recommended but not required in a residential property. Finally, a rule that must never be broken: cameras and recording devices inside the property are prohibited. Clearly stating these safety standards in your welcome guide builds guest trust.

The Le Meur Law: 2026 obligations that carry more weight than towels

These rules often go unnoticed in equipment lists, yet they are the ones that trigger penalties. Law No. 2024-1039 of November 19, 2024, known as the Le Meur Law, has redefined the framework for furnished tourist rentals.

  • EPC. Since November 21, 2024, a furnished tourist rental newly listed in an area subject to change-of-use authorization must display an EPC rating between A and E; starting January 1, 2034, the threshold moves to A–D (sources: economie.gouv.fr, notaires.fr). In case of non-compliance, administrative fines can reach €5,000 per property. Registration with the town hall. Declaration becomes mandatory throughout the country by May 20, 2026, with a number to be included on every listing. Failure to register exposes you to a fine (up to €10,000) and the deactivation of your listing by the platform. Rental duration. Since January 1, 2025, a municipality can lower the annual rental limit for a primary residence from 120 to 90 days.

The lesson is clear: a host can have perfect sheets, fluffy towels, and an impeccable quality charter, only to lose their listing due to an outdated registration or a non-compliant EPC. Regulations now count just as much as amenities.
