More and more of you are listing your property for short-term rental on Airbnb, whether it is your primary or secondary residence. Today, the booking platform continues to show strong growth across all regions of France. This week, your Airbnb concierge service is taking a closer look at the Auvergne-Rhône-Alpes region.
This particularly mountainous and tourist-friendly region is attracting an increasing number of travelers who choose to use Airbnb for their stay. Consequently, we have seen an increase in Airbnb hosts over the past year, which has led to a diversification of accommodation options in the region—much to the delight of your guests! Your Airbnb concierge service summarizes the annual report published by Airbnb for the Auvergne-Rhône-Alpes region. What is the average income for a host? What is the average length of stay for travelers? What is the growth in the suburbs compared to the city center? We answer all these questions, and many more, so that you are ready if you are getting started with short-term rentals in Paris and want to optimize your income.
Supply in Auvergne-Rhône-Alpes
Airbnb's presence in the region is experiencing unprecedented growth. Today, it is possible to book an Airbnb accommodation in more than 2,600 municipalities in the region. Major cities such as Lyon, Grenoble, Bourg-en-Bresse, and Annecy obviously offer the possibility of booking an Airbnb. Similarly, the Chaîne des Puys and the numerous ski resorts in the Alps give travelers the freedom to rent an Airbnb. But did you know that it is also possible to find short-term rentals in villages like Rousset-les-Vignes (in the Drôme) or Asperjoc (Ardèche)? This is all the more remarkable given that 2/3 of these municipalities have no hotel accommodation! This translates to a supply of 41,000 listings, a spectacular increase of 40,000 in 4 years. The average annual income for a host is €1,700. Finally, Airbnb hosts were booked for an average of 22 days in 2016.
Demand in Auvergne-Rhône-Alpes
In 2016, more than 825,000 travelers chose Airbnb to stay in Auvergne-Rhône-Alpes. For context, there were only 5,400 travelers in 2012 (an increase of 1,520%)! Their average length of stay is 3.8 days. Furthermore, each rental hosts an average of 2.6 people. The satisfaction rate (i.e., the number of people likely to return to their place of stay) is only 58% (the national average is around 60%). This shows that it is important to strengthen guest loyalty (particularly regarding amenities or services offered). The top 3 reasons why travelers choose Airbnb:
- Access to amenities
- Location of the accommodation
- The "live like a local" lifestyle
Major trends to anticipate
The first major change (compared to previous years) is that most travelers do not just choose urban centers but also set out to discover the entire region, which explains the number of municipalities with Airbnb listings. Where do Airbnb travelers in Auvergne-Rhône-Alpes come from:
- 91% come from Europe
- 5% from North America
- 2% from Asia
Note that 2/3 of travelers come from France with the following distribution:
- 32% from Auvergne-Rhône-Alpes
- 24% from Ile-de-France
- 8% from PACA
- 36% from other regions

France is the number one tourist destination in the world. Paris, Bordeaux, Lyon, Nice… every year, millions of travelers explore all of France. If you are already part of the Airbnb community, know that you have made the right choice; all that remains is to optimize your listing to attract all these travelers!
