Whether you are a beginner or an experienced Superhost on the Airbnb platform, you should know that one of the keys to success is making sure your listing makes travelers want to book your property. That is why your Airbnb property management service has decided to give you some tips on how to polish your listings! First and foremost, it is important to note (based on the number of questions you receive) that travelers do not always read the entire description of your listing, even after the booking is confirmed. In fact, their reading time (which determines whether or not they book) is quite limited and focuses primarily on elements that resonate with them immediately: your profile and the reviews/responses left by other travelers. Here is how to refine these two elements
A profile that builds trust
Your profile represents your virtual identity to potential guests. It is the first thing travelers look at, which is why it is so important to make a great first impression. To do this, you should share a little about yourself through your description and photo. Writing your description is very simple: talk about the things that define you best, such as a sport you play, a passion, or even your latest literary or musical discovery. The benefit is that a potential traveler might share the same passion and will naturally feel more comfortable reaching out to you. It is even better if you can offer them a quick recommendation.
Choosing your photo is just as simple: you should post a photo of yourself that inspires trust. The photo must be clear and high-quality. Try to present a good image of yourself, wearing casual (but presentable) or professional clothing, depending on your style. Don't hesitate to show yourself engaged in your favorite activity. In short, a photo that shows you are a serious person and makes people want to talk to you.
One review = one response
The golden rule for reviews is that you must respond to every single one! Too often, we have noticed that some hosts only respond to negative reviews, believing it has more impact. Others, conversely, decide to only respond to positive reviews, not wanting to get into open conflict with travelers. This would be a mistake. In fact, reviews are the perfect way to demonstrate your ability to solve problems and your availability to all travelers, regardless of their experience in your apartment. A few basic rules:
- For positive reviews, a simple thank you is sometimes enough, accompanied by a message saying that you would be delighted to host them again. Keep in mind that travelers are not obligated to leave a review and that they do so to express their gratitude!
- When responding to a negative review, you must never lose your cool and, in general, wait at least 24 hours before replying. Do not take these "attacks" personally; they are just opinions. Once you have a clear head and have gathered all the information regarding the issues raised, respond as follows: cordially thank the guest for their feedback, get straight to the point, and explain clearly and distinctly that you will resolve the issues. In general, avoid getting into a debate about whether the points raised are legitimate (or do so via private message).
This process, while essential, can be tedious and time-consuming. You can always entrust this task to a specialized service that will take care of highlighting your listing as effectively as possible and writing all your responses. We cannot say it enough, but it is through this consistent, daily work that you will achieve the best occupancy rates and, therefore, better optimized income! ;)
